The property
A beautiful three-bedroom, two-reception room house in Kelly Avenue that had been extended to approx 2,200sq ft by its existing owners.
What made it tricky?
The buyers of this property were based in Nigeria, which made the sale a little more complicated than usual. Although we’re used to dealing with overseas purchases, on this occasion there were political problems in our buyer’s country that led to airport closures. This caused us problems when trying to show them the property.
The distance made the usual paperwork a little slower. The vendors also needed to arrange a short let for the home to help them cover mortgage payments for a limited time.
In addition, the property was valued at lower that its asking price due to a license to build a tram nearby.
What we did
We felt that the plans for a tramline were a low risk issue and would actually benefit the new owners in the long run. We set up a meeting with the vendors and their bankers specifically to discuss the financing of the property.
What happened next?
Outlet Property Services secured an offer on the property. But when an overseas buyer from another agent offered cash, we quickly recommended our client invite both buyers to take part in a sealed bid.
The end result
This sale took place while the recession was still affecting the property market. That meant that the team from Outlet had to be especially resilient in overcoming the various obstacles with an overseas purchase. We continued offering high levels of service, remaining efficient and diligent to ensure the sale went through
When it came to selling my house last year I automatically went to one of the big high street names. This was a decision I very quickly regretted, as they were useless, unhelpful and failed to communicate regularly not to mention expensive should they have actually sold the house.
It was only when a friend asked why I hadn't looked to Outlet to sell my house did things change. I stupidly hadn't really thought of Outlet doing sales, I had walked passed the Outlet sign in Soho for years but had just thought of them as rentals. So the next day I called them to see what they could do for me. I spoke with a lovely guy called Javier who was world's apart from the guy at Fxxtons, he was helpful and he actually listened to me. Within a day I had received a call from the boss Joshua Rafter, photos had been taken (which were amazing) and a brilliant brochure produced.
The house didn't sell quickly as the market was tough but it was not for want of trying or effort from Outlet/ Javier. Outlet understood my cash situation so they recommended a short term let, which I agreed to. They then went on to let, manage and run three short term lets which were just perfect for me. They then went on to sell the house 9 months later after a lengthy negotiation which they also handled brilliantly.
Did I mention I was abroad on business for most of this whole experience? Which made things really hard but having them there to manage the whole process was the best decision ever. Would I reccomend Outlet ? YES YES 100% YES. Thank you Joshua , Javier and the whole Outlet team. As for the other agent that "tried" ...... well you may be bigger and on the high st but I won't be coming back to you EVER ! Or reccomending you.
