What made it tricky?
Outlet Property Services was asked to sell this property, along with some other local agents. The home was not in our usual West End market, so the challenge for us was to promote the property in an area that was new to us.
What we did
We developed a marketing plan that specifically targeted high net worth individuals, creating luxury brochures, video and a specially designed area guide for potential buyers. This helped to ensure we had a presence in all the relevant online portals, but that we were also well prepared to impress potential buyers with our own literature.
We also went one step further. We contacted other estate agents in the area, spoke to specialists in Georgian building sales and directors of nearby solicitors firms so we were in the best possible position to sell this home.
What happened next?
Outlet Property Services secured an offer on the property. But when an overseas buyer from another agent offered cash, we quickly recommended our client invite both buyers to take part in a sealed bid.
The end result
The property, which was originally on the market for £3,990,000 was sold for £4,270,000 – an excellent price for our client, as well as the buyer who purchased a great property in a postcode with promising revaluation prospects.
