Pimlico was originally built as an extension to Belgravia, and shares with it impressive Regency architecture and grand squares. It offers a stylish central location – expensive certainly, but far cheaper than Belgravia or Mayfair.
The area was originally known as Ebury, its present name only coming into use in the late seventeenth or early eighteenth century. It was originally part of the Grosvenor estate (details of this are on our Belgravia property page). In 1825 Lord Grosvenor appointed Thomas Cubitt to develop Pimlico, which he did in the form of a grid, with attractive stucco terraces and garden squares.
Famous past residents have included Winston Churchill and Laurence Olivier. Princess Diana, when she was still Lady Diana Spencer, famously worked in a Pimlico nursery when she first stepped out with Prince Charles.
After the last war, several large housing estates were built on land affected by German bombing, and many of the Victorian houses were converted into hotels.
As well as its many leafy squares (not all private) Pimlico is also handy for St James’s Park and Hyde Park. And, of course, there’s always the river to walk along, or you could cross it and head for Battersea Park instead.
There are plenty of good shops, as well as a thriving farmers’ market, and lots of restaurants, from upmarket ones to local family-run affairs. To work up an appetite, take a walk around Tate Britain, Pimlico’s best-known cultural highlight.
There’s a real mix of people who live in Pimlico, with a blend of working class and middle class professionals, along with politicians and diplomats. Many MPs have a flat in Dolphin Square, one of the most prestigious apartment blocks in London.

Today, Pimlico property prices are high, and the area is again fashionable, helped by its proximity to Sloane Square and the West End, as well as the wide choice of restaurants and shops. Many houses have been converted into one bedroom and two bedroom flats, and there’s a wide choice of surprisingly spacious ex council property to be had as well.
Some of the best known residential areas are Ecclestone Square, Warwick Square, St George’s Square and Warwick Square, and there are still a number of complete period properties to be had among the many conversions.

Transport links – Pimlico tube is on the Victoria line, and Victoria station with its many underground and mainline links is close by. For more information, see Transport for London
Schools – One of the most famous schools in the UK, Westminster, is in Pimlico, as are several other independent centres of learning. The area’s best-known state school is Pimlico Academy, a specialist arts college. Once a byword for poor performance (and brutalist architecture), the school has been transformed, both academically and architecturally.
